Highest and best use, infrastructure, access, a preliminary plan, and a realistic read on approvals. You see the same analysis we do.

We discuss the structures that fit

Sale, seller financing, or partnership. Trade-offs stated plainly against your objectives.

Engineering, studies, fees, counsel, and the hearing calendar sit on our side of the table.

Lots deliver to builders

Paper or finished lots go to homebuilders on schedule. Payments or distributions follow the terms agreed at the outset.

Two things to read separately.

Where a project sits and how an investment is structured are separate questions. An approval removes one category of uncertainty, not execution, capital, or market risk. We describe both per project and let the terms reflect the facts.
